How to rent a home here

Homes on East Dallas Rentals are listed by their owners and by property managers. Each home is either a long-term lease, with monthly rent and an application, or a short stay, booked by the night. This page walks you through both.

If anything here is unclear, email [email protected]. We are happy to explain.

Renting a home on a lease #

  1. Find a home you like. Browse the homes for rent. Each home's page shows its rent, its terms, and whether it is a lease or a short stay. For a lease, that includes the monthly rent, the security deposit, the lease length, the date the home is ready, the pet policy, and the home's tenant selection criteria.
  2. Ask questions or set up a showing. Use the form on the home's page, and suggest a few times that work for you. For general questions, use our contact page.
  3. See the home. Walk through it. Open the closets, run the faucets, and check the yard. Ask anything.
  4. Read the home's tenant selection criteria. They are on the home's page. They say what the owner or manager looks at and why they might say no. See how criteria work here.
  5. Apply on the home's page. Every person 18 or older who will live in the home fills out an application. The application shows the home's criteria again, followed by a short statement Texas law requires. You sign it to show you had the chance to read them.
  6. Get an answer. The owner or manager answers within seven days after your application is complete. If they ask you for more information about a criminal history report, they hold the home for you and answer as soon as they can after you reply.
  7. Review and sign the lease. Leases are usually for 12 months, and the home's page shows the length. Take time to read the lease before you sign. Texas law requires the landlord to give a complete copy to at least one tenant within three business days after it is signed, and to any other tenant who asks in writing.
  8. Pay the move-in amounts. Before you get keys, you pay the security deposit and the first month's rent shown on the home's page, usually by cashier's check or money order. The owner or manager tells you in writing how to pay, and you get a receipt.
  9. Move in. Walk through the home with the owner or manager and fill out a move-in condition form together. Keep a copy, and take your own dated photos, too. Texas law requires the locks to be rekeyed between renters.

Requesting a short stay #

Some homes are offered as short stays, priced by the night. A short stay's page shows the nightly rate, the dates that are open, and the rules for the stay. Instead of filling out an application, you request the stay on the home's page: pick your dates to see the price, then ask about those dates. The home's owner or manager replies to set up the booking, and the terms shown when you book apply to your stay.

Tenant selection criteria, in short #

Each home's page lists the criteria its owner or manager uses: the income needed, whether housing assistance such as Housing Choice Vouchers is accepted, any application fee, any minimum credit score, and the rules on rental history, criminal history, guarantors, and pets. Please read them before you apply.

Many homes use the site's default tenant selection criteria. In short, the defaults are:

If you have a disability #

You can ask the owner or manager to change a rule, policy, or practice, including how you apply. For example, if you cannot use the application form on the home's page, you can ask for a paper application or another way to give your answers. Ask on the home's page, or email [email protected] and we will help you reach the owner or manager. Read more about reasonable accommodations.
