Privacy policy
This policy explains what information is collected on eastdallasrentals.com, why, who sees it, and how long it is kept. "We" means East Dallas Rentals, which runs the site. Homes on the site are listed by their owners and property managers, so this policy also explains what they see. If you have a question, email [email protected].
The short version: We collect only what is needed to answer questions, handle applications and bookings, and run the site. We do not sell your personal information, and we do not share it for anyone else's marketing. The site counts visits with its own built-in counter and uses no analytics cookies.
What we collect #
When you send a message #
From the contact form, or from the "Ask about this home" and "Request a showing" forms on a home's page:
- Your name and email address
- A phone number, if you choose to give one
- The home you are asking about, if any
- Your message and any times you suggest for a showing
A message from a home's page goes to the site's office and to that home's owner and managers.
When you use the "Was this page helpful?" buttons #
On the guide pages: your answer (yes or no), the address of the page, and anything you type in the optional box. The site keeps your IP address and browser user agent with it, to stop spam. Your answer stays with this site.
When you apply for a home #
Each person 18 or older who will live in the home fills out an application. It asks for:
- Your name, date of birth, email, and phone number
- Your current and past addresses for the past three years, and contact details for your landlords
- Your employer or other income sources, your income, and documents that show it
- A government-issued photo ID
- A Social Security number or other number used to request a credit report and a criminal history report, if you have one
- The names of everyone who will live in the home
- Pet details, vehicle details, and an emergency contact
- Your written permission to get a credit report and a criminal history report
- Your signed acknowledgment that you had the chance to read the home's tenant selection criteria, saved with a copy of the criteria shown when you applied
- If a guarantor applies with you, the same information from the guarantor
When you book a short stay #
The information the booking form asks for, such as your name, contact details, the dates of your stay, and the number of guests.
When you ask for an accommodation #
If you tell us, or a home's owner or manager, about a disability to ask for a reasonable accommodation or modification, that information is used only to respond to your request. It is kept apart from your application, it is not used to decide your application, and it is shared only with the people who need it to answer you.
When you list a home #
If you are an owner or property manager with an account, or you send us a note about a property, we collect your name, email, the property address, the listing details, and what you tell us about it.
Automatically, when you visit #
Like most websites, our site and its hosting provider receive basic technical data when you visit. This includes your IP address, browser type, the pages you view, and the time of your visit. We use it to keep the site running and secure. The site counts visits with its own built-in visit counter. It does not use analytics cookies, advertising cookies, or outside analytics tools. It may use cookies it needs to work, such as one that keeps an owner or manager signed in.
Why we collect it #
- To answer your questions and set up showings
- So the home's owner or manager can review applications fairly, using the criteria shown on the home's page
- To confirm identity, income, and rental history
- To handle bookings, leases, and deposits for homes listed here
- To meet legal duties, such as fair housing, consumer report, and Texas landlord laws
- To keep the site and your information secure
Who sees it #
- The home's owner or manager. If you send a message from a home's page, apply for a home, or book a stay, the owner or property manager who listed that home sees what you send. They use it to answer you, review your application, and make a lease or booking with you. They must use it only for those purposes and protect it as the law requires.
- The site admin. East Dallas Rentals runs the site and can see messages, applications, and bookings, to keep the site working, answer questions, and look into problems or complaints. We read the messages sent through our contact form.
- Consumer reporting agencies. With your written permission, the owner or manager may get a credit report and a criminal history report about you. These companies must follow the federal Fair Credit Reporting Act.
- References you list. The owner or manager may contact the landlords and income sources you give to confirm what you told them.
- Service providers. Companies that host our website, store data, and deliver email handle information for us. They may use it only to provide those services.
- When the law requires it. Information may be shared to follow a law, a court order, or a valid request from a government agency, or to protect legal rights.
We do not sell your personal information. We do not share it with others for their marketing.
How long we keep it #
- Messages sent through the contact form or a home's page: 12 months after the last message.
- Applications that do not lead to a lease: up to three years after you apply, in case questions come up about how an application was handled.
- Lease and booking records kept on the site: for the length of the lease or stay, plus up to four years after it ends.
- Accommodation requests: as long as the message, application, or lease record they relate to, and always stored apart from your application.
A home's owner or manager may also keep their own copies of applications and leases for as long as the law allows or requires.
When information is no longer needed, it is deleted or destroyed so it cannot be read. Credit and criminal history reports must be disposed of securely.
How we protect it #
We use reasonable safeguards to protect your information, as Texas Business and Commerce Code chapter 521 requires. Access is limited to the people who need it: the home's owner or manager and the site admin. No system is perfectly secure. If a breach ever affected your sensitive personal information, we would notify you as Texas law requires.
Your choices #
- You may ask to see the personal information the site has about you.
- You may ask for it to be corrected if it is wrong.
- You may ask for it to be deleted. We will delete it, unless the law requires it to be kept or it is needed for an active lease, a booking, or a legal claim.
- If you decide not to give some information on an application, the owner or manager may not be able to finish reviewing it.
To ask, email [email protected] or use our contact form. We will reply within 45 days. If your request is about an application or a booking, we will also pass it to the home's owner or manager.
Children #
This site is not directed to children under 13, and we do not knowingly collect their personal information. Rental applications are filled out by the people 18 or older who will live in the home.

Our pages link to other sites, such as government agencies and transit maps. Their own privacy policies apply when you visit them.
