Welcome to eastdallasrentals.com. These terms explain the rules for using this website. By using the site, you agree to them. If you do not agree, please do not use the site.
In these terms, "we," "us," and "our" mean East Dallas Rentals, which runs the site. "You" means anyone who visits or uses the site.
What this site is #
East Dallas Rentals runs this site, where owners and property managers list homes in East Dallas, each one either for a long-term lease or for short stays. The site also has neighborhood guides and information about how to rent.
You pay no fee to browse homes or to send an inquiry. If a home has an application fee, the home's page shows the amount. You pay it offline, directly to the home's owner or manager. This site never takes application fees.
Listings #
- Each listing is written by the home's owner or manager, who is responsible for it. We may edit or remove a listing that breaks these terms or fair housing laws.
- Rent, deposits, terms, photos, features, and availability can change, and mistakes can happen.
- A listing is not an offer to rent and does not promise that a home is available. A home is rented on a lease only through a signed lease, and a short stay only through a confirmed booking.
- If a listing and a signed lease ever differ, the signed lease controls. For a short stay, the terms shown when you book apply.
- Please see a home in person, or ask its owner or manager about it, before you rely on any detail.
- Unless East Dallas Rentals owns a home, it is not a party to the lease or booking for that home.
Inquiries and applications #
- When you send an inquiry or an application, please give true, complete, and current information.
- Each application for a home on a lease is reviewed by the home's owner or manager under the written tenant selection criteria shown on the home's page and on its application. Sending an application does not mean it will be approved. See how criteria work.
- Please do not send anyone else's information without their permission. Each person 18 or older who will live in a home fills out their own application.
- Our privacy policy explains how the information you send is handled and who sees it.
If you list a home #
Owner and property manager accounts are by invitation only for now. If you list a home here, you agree to:
- list only homes you own or have written authority to lease, and hold any license Texas law requires to lease or manage homes for others;
- show accurate rent, deposits, fees, and terms;
- for a home on a lease, publish written tenant selection criteria on the home's page that meet Texas Property Code section 92.3515, and use them the same way for every applicant;
- collect any application fee offline, never through this site;
- follow federal, Texas, and City of Dallas fair housing laws in your listing words, photos, and decisions; and
- use the information renters send only to answer them, review their applications, and make a lease or booking with them, and protect it as the law requires.
Listing a home here does not make East Dallas Rentals your agent or property manager, and we do not promise any number of inquiries.
Neighborhood guides and other information #
Our neighborhood guides and how-to pages are for general information only. They are not legal, financial, or real estate advice. Facts such as transit routes, park hours, and rules can change. Check with the official source before you rely on them. Where we summarize a law, the law itself controls.
Fair housing #
We follow federal, Texas, and City of Dallas fair housing laws. You may not use this site to post or send content that shows a preference, limitation, or discrimination against any person or group protected by those laws. This applies to listings, messages, and decisions on applications. See our fair housing policy.
Using the site the right way #
You agree not to:
- break any law while using the site;
- send false, misleading, abusive, or harassing messages;
- try to get into parts of the site or systems you are not allowed to use;
- copy listings or content in bulk, or use bots or scrapers on the site without our written permission;
- upload viruses or other harmful code; or
- pretend to be someone else.
We may block access for anyone who breaks these rules.
Our content #
The text, photos, and design of this site belong to East Dallas Rentals, to the owners and managers who post listings, or to others who gave permission to use them. You may view and share links to our pages for personal use. Please do not copy, sell, or republish this content without written permission.
Links to other sites #
We link to government agencies, transit maps, and other helpful sites. We do not control those sites and are not responsible for their content or their privacy practices.
No warranties #
We provide this site "as is" and "as available." To the extent the law allows, we make no warranties about the site, including that it will always be available, error-free, or secure.
Limit of liability #
To the extent the law allows, East Dallas Rentals is not liable for any indirect, incidental, or consequential damages that come from your use of this site. Nothing in these terms limits any right you have under a signed lease or under Texas or federal law that cannot be limited by agreement, including your rights as a tenant.
Texas law #
These terms are governed by the laws of the State of Texas and applicable federal law. Any dispute about this site will be handled in the state or federal courts located in Dallas County, Texas, unless the law requires a different place.
Changes to these terms #
We may update these terms from time to time. When we do, we will post the new version here and update the date below. Using the site after a change means you accept the new terms.
